Sanctuary Lakes has sold on average a block of land a day (65 Lots) from January to March this year with indications the market will continue to improve.

Sanctuary Lakes and Horsham Golf Clubs Commemorate Black Saturday with the Phoenix ChallengeUse SHIFT+ENTER to open the menu (new window).

The links between Sanctuary Lakes and Horsham Golf Clubs grew stronger on Sunday, the anniversary of Black Saturday, with the staging of the inaugural Phoenix Challenge.

The Phoenix Challenge grew from the links established between the two clubs when Sanctuary Lakes staged a fundraising event to assist the Horsham Golf Club, which was badly damaged in the bushfires last year.

Following a minute’s silence, the 70 golfers taking part from the two clubs were addressed by Noel Caulfield, Sanctuary Lakes President, who welcomed the golfers and said it was also important to have the local Point Cook CFA brigade present.

1st Lt. Bill Garner from the Point Cook Fire Brigade presented Noel Caulfield with a special trophy in recognition of the Club’s support for the local CFA, and commented the Brigade had travelled to many fires during the crisis.

Brett Mackie, Captain of the Sanctuary Lakes Golf Club said the day was a special one for all of the players providing another opportunity to look forward whilst appreciating the circumstance which had brought the Club's together.

“This is a special day for Sanctuary Lakes and we look forward to playing the next Phoenix Challenge at Horsham Golf Club.”

He thanked the Bendigo Bank and Links Living for supporting the day with sponsorship whilst proudly displaying the Phoenix Trophy designed by golf writer George Begg and sponsored by Ascot Vale Sports &Trophies, which featured a resurrected golf club from the Black Saturday fires at the Horsham Golf Club.

John Priestly, Captain of the Horsham Golf Club told the assembled golfers of the Club’s ongoing battle to recover from the fire and his own personal trauma of trying to reach the family home where his thirteen year old son had informed him the house was surrounded by fire.

In a closely fought game when the scores were averaged out Sanctuary Lakes had just won the Phoenix Challenge 30.21 to 29.71.

Individual winners on the day were Noel Caulfield, Club President of Sanctuary Lakes and Julie Wirth, the Ladies Captain of Horsham Golf Club.

Local second and third home buyers within fifteen kilometres of the Melbourne CBD are displaying a strong interest in the latest release of land at the prestigious Sanctuary Lakes Resort.

… 33 lots sold - $7.1 million in three days

Second and third home buyers have ignored rising interest rates purchasing thirty three blocks of land in three days at the prestigious Sanctuary Lakes Resort last week.

Sanctuary Lakes Club and Resort Real Estate Director Ruth Ritchie said the land buying frenzy over the three day period reflected the strength of the market in well located premium land.

“The vast majority of the land sold was sold to local buyers within a ten to fifteen kilometre radius. Many of these land buyers had indicated the bullish property market had enabled them to expect a good price for their established home to fund their move to their new lifestyle at Sanctuary Lakes.

“The popularity of the most recent land release, which sold out in three days, was stimulated by the fact that many of the lots for sale had park views. Park view lots ranged from 400 sq metres at $220,000 to 568 sq metres at $266,000.

“People buying onto Sanctuary Lakes are generally making their decision based on the quality of the environment linked to the extensive open space, the lake, the resort style facilities and the championship Greg Norman designed 18 hole golf course.

“30% of all land at Sanctuary Lakes is either on the waterfront or on the golf course with a series of parks and reserves throughout the project. 50% of the entire project is public open space.

“Sanctuary Lakes lots are about 20% to 30% more expensive than surrounding land, however, home buyers are purchasing the quality environment, location and the lifestyle being offered at Sanctuary Lakes”.

Sanctuary Lakes Resort Bushfire Fundraiser Great Success - $70,000 Raised Use SHIFT+ENTER to open the menu (new window).

Over 5000 people attended the golfing community fundraising event for the Victorian bushfire survivors last Friday at Sanctuary Lakes.

One of the organizers of the event Sanctuary Lakes resident Brian Munn said, ’the event had been an outstanding success raising $70,000

“At the beginning of the golf game a minute’s silence was held to reflect on the tragedy which just ten days prior had taken 209 lives in Australia’s worst wild fire event.

Links Living CEO Colin Cass presented the Captain of the Horsham Golf Club which had been destroyed by the fire a personally signed photograph of Greg Norman with a message “Attack Life”

Children’s and family activities which commenced at 3.30pm included jumping castles, an animal farm, vintage car and Harley Davidson rides, rock climbing ,Thomas the Tank , emergency service displays and a large sausage sizzle were highly popular .

CFA volunteers from Point Cook who were involved in the recent Victorian bushfires and Sanctuary Lakes Golf Club Members will meet with a team of golfers from the Horsham Golf Club which was totally destroyed in the bushfires.

The Horsham Team including Iain McNee, Captain Horsham Golf Club:  Barry Neumann, Secretary HGC; Peter Fechner Past Captain HGC will tee off with a full field of 140 golfers on the Greg Norman Championship Course in a bushfire fundraising day.

Golfers, CFA volunteers, Police, SES volunteers and members of the community will stand side by side for a minute’s silence at the start of a major fundraising event for bushfire survivors this morning at Sanctuary Lakes Resort.

Links Living Limited, the developers of Sanctuary Lakes Resort, will present the Horsham Golf Club with a personally signed life size photograph of Greg Norman, the designer of Sanctuary Lakes golf course with the words ‘Attack Life’. 

The golf tournament will begin with the symbolic use of the Point Cook CFA Tanker’s siren which will signal the end of the one minute’s silence.

Organiser of the event Sanctuary Lakes resident Brian Munn said there had been an overwhelming response from the Sanctuary Lakes community and local businesses. "Everyone we have spoken to has come on board to make this a great day in aid of the survivors of the horrendous fires which swept Victoria in the last week."

David Grimes Point Cook CFA and a resident of Sanctuary Lakes Resort said the whole event was a good way for the community not only to contribute funds but also meet some of their local emergency personnel who had been at the frontline of the tragedy.

Sanctuary Lakes Resort to Host Community Bushfire FundraiserUse SHIFT+ENTER to open the menu (new window).

Sanctuary Lakes Resort is set to launch a major community fundraising event for the Victorian bushfire survivors on Friday 20th February 2009 from 11.00am to 9.00pm.

The event features a special 18 Hole Charity Golf Tournament and community activities which will be attended by all of the Emergency Services.

Organiser of the event Sanctuary Lakes resident Brian Munn said there has already been a terrific response from the Sanctuary Lakes community and local businesses with 11 holes sponsored before we have even got the entry forms out.

Mr Munn said the Charity Golf Tournament will commence at 12.00 noon with the golf game and will conclude with a charity dinner and auction to boost funds.

Children’s and family activities will commence at 3.30pm and include jumping castles, an animal farm, vintage car and Harley Davidson rides, and a large sausage sizzle. 

 “Everyone we have spoken to has come on board to make this a great day in aid of the survivors of the horrendous fires which swept Victoria in the last week.

“At the beginning of the golf game we will recognise the work of the firefighters and emergency services including Victoria Police, Ambulance Victoria and the many volunteers who have helped save lives and have been vital in the recovery process with a minute’s silence.

The shot gun start will feature the use of a siren from a vintage fire truck.

John Nielsen from Sanctuary Lakes Resort Management said, apart from the golf other activities such as a special dance marquee will be in place on Friday night for residents and the wider community to enjoy refreshments and a dance for a small donation.

The selling of a 800 square metre block of land for $535,000 at Sanctuary Lakes in the current market is an indication of the value people place on established master planned communities that have unique environments.

Sanctuary Lakes Club and Resort Real Estate Sales Director Ruth Ritchie said the water front block sold last week at $669 a square metre is a confidence booster for the project which has continued to sell well for the past twelve months despite the downturn in the market.

A new land release South Haven has lots from $243,700 for 500 sq. metres and is expected to attract wide attention with record low interest rates and competitive pricing of builders.

The current economic turmoil has put Sanctuary Lakes Resort years ahead of new developments at Point Cook which will probably be delayed due to the lack of land sales in the current market.

Ruth Ritchie, Sales Manager Sanctuary Lakes said home buyers are looking to live in environments where there is certainty in a neighbourhood, there is plenty of open space and no traffic problems.

"More importantly they are wanting facilities to be available now and are factoring in the state of the property market and the delays which will be caused with other new developments ability to create these early because of financial constraints.

Change of Ownership of PGA Links and ClubLINKSUse SHIFT+ENTER to open the menu (new window).

Links Living has sold its interests in PGA Links Management and the ClubLINKS suite of businesses to a family company controlled by Mark Brayshaw, the current CEO of PGA Links Management and ClubLINKS.
 
PGA Links and ClubLINKS, which manages the club and community operations of a number of golf residential communities throughout Australia including Sanctuary Lakes Resort and Sandhurst Club, will continue to operate as normal with the PGA of Australia continuing to be major shareholder in PGA Links Management.
 
Commenting on the acquisition Mark Brayshaw said the opportunity to acquire Links interests has arisen as a result of Links decision to divest itself from its club and community management business interests to concentrate solely on its development management activities at Sanctuary Lakes, Sandhurst and its other projects throughout Australia.
 
Mr Brayshaw said, "This decision also coincides with the recent announcement that Stephen Head and Colin Cass intend to step down as Directors of Sanctuary Lakes Residents Association Ltd and Sanctuary Lakes Club Ltd on or before the upcoming AGM's."
 
Ken Roche will continue as a Director of Sanctuary Lakes Residents Association Limited and Sanctuary Lakes Club Ltd through the transition phase.
 
Mr. Brayshaw said that he looked forward to working with the Boards, Developer, Committees and communities in regard to all the challenges that lie ahead during the transition stage, including the organisational restructure and handover of control from the Developer to the community.
 
The arrangements will take place immediately and the transition is planned to be seamless.

The Clubhouse at the prestigious multi award winning Sanctuary Lakes Resort, the first golfing residential project built in the west of Melbourne, is set to undergo a $750,000 renovation. 
 
Announcing the major renovation Ross Williamson, General Manager of Sanctuary Lakes said, renovations would commence almost immediately after several months of planning and designing with leading architect.
 
The renovation will see the development of new forty five seat bistro which will directly over look the 18th signature island hole on the Greg Norman designed championship golf course.   
 
A public lounge and café similar to the style of an airport lounge and a special Members Bar and Lounge adjacent to the Sanctuary Lakes Golf Shop will be created as part of the renovation.
 
Mr Williamson said the Clubhouse is the hub of community activity and provides a unique function area for many community and private functions including children’s movie nights, weddings, business functions and corporate golf days.
 
Sanctuary Lakes General Manager of Hospitality and Functions John Nielsen said that with a building tender to be released in the next month work is expected to take about twelve weeks with the Clubhouse operations being maintained during renovations.
 
Mr. Nielsen said, ”the renovation will create more productive use of space at the Clubhouse providing people with a casual dining experience or more stylish restaurant dining on the lake with spectacular views both during the day and in the evening with lakeside lighting.
 
“We will also have 25% more capacity in seating for major functions such as wedding receptions, business seminars and corporate functions.

Children as young as one who commences today at the Sanctuary Lakes Children's Learning Centre will have access to computers and specially created educational software to encourage computer literacy.

Mr Nick Puopolo, responsible for the development of the new state of the art Child Care Centre said the computers were just part of the learning program at the Centre which opens today with twenty seven staff and 480 children.

"We have developed this Centre with the best designers and facilities to provide a high quality care and learning facility for Sanctuary Lakes and Point Cook parents.

"Already we have close to 500 children enrolled and many people who have purchased land at Sanctuary Lakes and are building or thinking of having a baby are booking in advance and going on our waiting list."

Mr Puopolo said, the Day Care Centre has an area of 935sq m with an area of 124sq m for covered outdoor play.

"It consists of 6 children's rooms and ancillary services for staff, parents and servicing. The outdoor play area is 845sq m.

"The Centre will operate between 6:30am & 6:30pm Monday to Friday.

Sanctuary Lakes Child Care Centre consists of a series of small, 1 storey pavilions for each age group. These are all separated across the site and connected by an internal passage.

Mr Puopolo said that the "pavilions" are designed to minimise fencing around the entire site with landscaping being similar to the surrounding Sanctuary Lakes vegetation, utilising drought tolerant planting and smart grass which needs no water.

"Fences used around the outdoor play areas are see-through, tubular steel and provide visibility across and into the site. Deciduous trees have been planted to provide shade in summer and allow the sun through in winter."

Sanctuary Lakes has shot up the rankings of Australian golf courses, according to an authoritative national golf magazine.
 
The March edition of Golf Digest, published by News Magazines, rated the spectacular par-72 layout in Melbourne’s western suburbs as the 69th best in the country.
 
That was an improvement of 18 spots from two years ago when the Greg Norman designed course made its debut in the rankings at number 87.
 
Such a quick climb up the ladder is remarkable given the course only opened for play in 1999.
 
Sanctuary Lakes, the host venue of the nab Victorian PGA Championship, is fast gaining a reputation as one of the most enjoyable for golfers of all ability levels.
 
“People have been saying for a while now that the course keeps getting better,” said Wayne Sutherland, General Manager (Golf Operations) of PGA Links Management.
 
“So it’s nice to get some official recognition to back up what the members, guests and Tour players keep telling us.”
 
Sanctuary Lakes has been the host of the prestigious Victorian PGA Championship for the past four years and recently hosted another successful tournament won by big hitting Marc Leishman.
 
Golf Digest asks its ranking panel to score each golf course on four criteria:

“I know you are not supposed to play favourites, but … there are some projects that I absolutely loved doing,” Norman explained recently on his website.

"The sales performance of the project is strengthening despite the prospect of increasing interest rates," Sanctuary Lakes sales director Ruth Ritchie says.
 
"Sanctuary Lakes is a premium residential project at the higher end of the market. We see no drop in demand at Sanctuary Lakes Resort.
 
"We will continue to release new stages for buyers who are looking to escape the crush and traffic of the suburbs.

A six-week break from the game did not prevent Hervey Bay golf professional Shane Tait from being a big hit in Melbourne on Sunday.

Four under par rounds of 69, 69, 69 and 67 helped Tait finish outright fourth in the $110,000 Victorian PGA Championship at the par 72 Sanctuary Lakes Resort.
 
The 37-year-old Tait, who is based at the Hervey Bay Golf Driving Range, finished five shots behind the winner, 24-year old Victorian Marc Leishman.
 
Not surprisingly Tait, who moved to Hervey Bay just before Christmas, said he was happy with the way he had played in his first tournament of the year.
 
"It has been a long time since I hit a ball like that over four days in a tournament so that was really pleasing I can tell you.
 
"Saying that, and if I am honest, it (his finish) really surprised me because I had only hit some balls on the range for a couple of hours the day before I left for Melbourne - I was rusty so I was not expecting big things.
 
"Maybe I should keep to that routine in the future," said Tait.
 
While he was happy with his own ball-striking, Tait said his playing partner and a former winner of the event, Cameron Percy, had helped him out during the final round.
 
"He played sensational golf and carded a nine under par 63 as a result of it.
 
"When a player has a round like that you tend to get caught in a bit of a slip steam and I did," said Tait, who joined to play for pay ranks of professional golf in 1991.
 
Two other golfers with ties to the Fraser Coast also teed it up in the tournament, which is part of the Von Nida Tour.
 
The Brisbane-based Wayne Perske, a regular on the Japan PGA Tour, who has played in the Maryborough and Hervey Bay golf clubs pro-ams in the past, finished outright fifth, two shots behind Tait.
 
Former Torquay State School student Ricky Schmidt, who is now based in New South Wales, had the weekend off though after rounds 75 and 77 saw him miss the cut.

Victorian PGA champion Marc Leishman believes his win at Sanctuary Lakes last weekend has shown he can be a serious contender in the bigger tournaments.

The 24-year-old beat NSW's Kurt Barnes by a shot to win his first tournament in his home state, finishing on 19-under par after firing a final round of seven-under 65.

Leishman believes he is ready to take the next step in his career.

"I am confident I can compete anywhere when I'm playing well," he said.

"I love to be playing the bigger events all the time. I'm now working just to fine-tune my game, making a few little changes.

"Getting my putting average down by one shot a round will help, too.

"I've still got a lot of work to do, but I feel like I'm ready to step up.

"I have to get my bad rounds from being a 74 to even par or even oneunder."

Leishman has a busy month ahead before he goes to America to play the Nationwide Tour.

He is Sydney today attempting to qualify for this year's British Open. The 36-hole event will be played at The Lakes.

Leishman will then head across the Tasman to contest the New Zealand PGA (from February 14 to 17), is back home for the $850,000 Moonah Classic at Moonah Links (February 21to 24) and then flies to India for the $1.4 million Johnnie Walker Classic (February 28 to March 2).

The first two events are co-sanctioned with the Nationwide Tour.

Leishman said his win at Sanctuary Lakes was an encouraging start to what he hopes is a successful year overseas.

"I took a month off over Christmas, so I thought I'd be a little bit rusty but it turned out to be a blessing in disguise really taking the time off," he said. "Just freshened up, because when you got tired on the course you make stupid mistakes."

Sanctuary Lakes Resort says it has been left high and dry by further delays in getting recycled water for its course and streetscapes.
 
The estate management is angry at City West Water for halting a plan to run a recycled water main from the Altona Treatment Plant.
 
The plan to pump Class A recycled water to Sanctuary Lakes and Kooringal Golf Clubs for irrigation has been on the drawing board for several years. Work was initially due to start this month and be completed in April.
 
But Sanctuary Lakes Residents Association was told last December that the project costs had doubled over six months and it would be delayed until summer 2008/09.
 
City West Water chief executive officer Geoff Gardiner confirmed with the Leader water would now not be available until December 2010.
 
Sanctuary Lakes general manager Ross Williamson feared the water main would not be up and running until summer 2011/12.
 
"We observe that City West Water would possibly take that long because they will now have to design an entirely new plant, re-tender out to contractors, assess tenders, gain finance and then ultimately build the plant. In our experience that takes longer than two years," he said.
 
Mr Gardiner explained the Sanctuary Lakes program was being stopped in favour of a bigger project to serve a wider area which included the Altona Industrial Precinct and the two golf clubs.
 
"It became clear there was significant overlap of the two projects. It was more efficient in terms of construction and operation costs to integrate the two recycled-water plants into one," Mr Gardiner said.
 
The Sanctuary Lakes project has been riddled by delays.
 
This included the original firm building the pipeline being put in the hands of administrators in January 2005. By July 2007 construction costs had blown out due to worldwide demand and increased government funding was not received until last month.
 
Mr Gardiner admitted it was "unfortunate that delays have occurred".
 
"When completed the new recycled water plant will be able to supply 3.2 billion litres a year of Class A recycled water to industry and the golf courses in the most economical way, providing a massive saving to our drinking water supplies," Mr Gardiner said.
 
Sanctuary Lakes, which hosted the Victorian Professional Golf Association Championships last week, spent $250,000 in extending its storage dam for the recycled water.
 
It says this was done on the understanding it would be supplied with recycled water by April.
 
Club captain Allan Smith said not being connected to a permanent recycled-water supply could have detrimental effects on the lush course during dry weather.
 
"We are back to square one, back to the situation of having to transport water - if it gets bad - from the other side of the city. The cost is substantial," he said.
 
The Sanctuary Lakes estate is home to about 2500 residents, all automatically golf club members.

Werribee and Hoppers Crossing have maintained their status as the best suburbs in Melbourne to find a bargain home.

And it appears the secret is out.

Sales consultant with Professionals TriWest Real Estate David Koers says a growing number of investors from other states are muscling their way into the local market.

He said they were falling over themselves to buy house and land packages close to Melbourne for under $250,000.

"We are seeing a lot of properties go to outside investors in other states.

They haven't even seen the properties. They've just seen the photos on the internet and get a building inspection," Mr Koers said.

"Investors from all around can't believe in a suburb 30km away from the city - with a train line - you can buy real estate for $230,000."

Real Estate Institute of Victoria data for the 2007 December quarter released last month ranked Werribee and Hoppers Crossing in the top 10 for home affordability.

Werribee is the secondcheapest suburb with a median house price of $224,500.

First-homebuyers can still get a place in Melton for under $200,000, giving it a first-place ranking.

Hoppers Crossing placed eighth with an average price of $265,000 but also recorded one of the biggest quarterly price jumps.

Its average price last September was $238,000, which increased by 11.3 per cent by December.

House prices in Sanctuary Lakes went up 13.5 per cent ($455,000 to $505,000) on average in the space of three months.

Point Cook had Melbourne's second-highest turnover of houses with an average price tag of $385,000. Hoppers Crossing was ranked 10th.

Mr Koers said prices in Werribee and Hoppers Crossing were steadily increasing but would not skyrocket immediately.

He expected value to increase locally by $30,000-$40,000 during the next 12 months.

Mr Koers said the average sale time for houses priced $190,000 to $250,000 in Werribee was two weeks. Houses in the range of $250,000-$300,000 are snapped up within four to eight weeks.
