  • Sanctuary Lakes Resort Water Update

The following is a summary of work which has been carried out by Links Living and the Club in relation to the water issues facing the community and actions that have been undertaken.

    Dam at 4th hole
The Developer and Club have jointly approved expenditure of $51,277 towards the establishment of a water transfer line between the Dam at the 4th hole and to the Dam at the 6th hole. The works are scheduled to commence within the next month.

The second part of this project is the excavation of the Dam at the 4th hole to increase its storage capacity.

    Dam at 7th hole
We have reviewed the Dam at the 7th Hole and concluded that it is not feasible to expand its capacity.

    Future works
Over the next five years plans have been made to upgrade drainage for the golf course and irrigation throughout the estate including an update of recycle spray heads.

    Recycle Water Update
For several years the Developer has been in protracted negotiations with City West Water for the provision of Class A Recycled Water to Sanctuary Lakes Resort. We continue to raise the issue with City West Water who did advise us in February that the recycled water should be available in early 2008.

    Other Matters
Research into bore water has shown that water quality is poor with high salts and sulphur levels.

Lobbying Melbourne Water for access to Skeleton Creek stormwater is now complete. Results of the water testing proved the water to be unusable with an agreed allocation of accessible water only available after a storm event.

    The Lake
Extensive negotiations have been held with Parks Victoria and we are now in the closing stages of being able to finalise arrangements for the pumping of salt water when required to maintain the level of the Lake.

    More Body Corporate Committees needed
In his 100 day review of the Residents' Advisory Council chairman Ian Brown noted that there are still a number of Stages who have not formed their required Body Corporate (BC) or nominated a representative onto the Residents' Advisory Council.

These are Stages 2A (end of Lakeside Drive), 5 (Swingers Green), 6 (Heron Way Islands), 7C (South Shore Gardens incl Middle Park Drive), 18 (Tournament Drive), 23 (Breezewater/Half Moon Terrace), 25A (Time Square/Rockefeller Way).

Ian noted that on many topics the future management of Sanctuary Lakes will increasingly be handled on a BC committee basis rather than dealing with individual residents and he therefore encouraged all stages to become active and form a BC committee.

    Wet Weather Driving
A number of accidents have occurred around the Estate due to the weather conditions. As a result of these accidents a number of mature trees have been either removed as a result of the accident or have had to be removed as a result of damage caused to them.

Residents and their guests are asked to slow down when weather conditions are not favourable and to take care when driving around the Estate.

    Turf Care
As a result of the recent rain there has been an increase in the number of broadleaf weeds germinating around the Estate. The Estate Maintenance Team is currently undertaking a broadleaf herbicide program to control weeds that have been germinating.

Residents should also consider controlling the broadleaf weeds that are germinating in their own garden. A broadleaf spray can be purchased from your local hardware store. Care should be taken when applying such as spray, and all safety directions followed.

    Property Review

    Ruth Ritchie
    Sales Director
    Sanctuary Lakes Resort

The recent land release called Celebration, starting from $158,000, was snapped up quickly with 24 of the 27 blocks sold.

This is the best sales result at Sanctuary Lakes Resort since September 2003. Due to the overwhelming demand more land is being released this weekend.

The vast majority of buyers were from the local area. The land has waterfront, north facing golf course and wetland views which can never be built out, with land lots up to 762 m2.

Sanctuary Lakes Resort commenced construction in September 1996 with the first land sold in September 1996 and the first residents moving in November 1998.
